Do: Take Curbside Photos

Your home’s curb appeal is important and can allow buyers to make a decision in a matter of minutes, if not seconds. Try to ensure that you get the entire property in the frame and that no cars or other such objects are restricting the view. 

 

Don’t: Forget Angles

When you are taking a photo of the property from the curb, make sure that your camera’s angle is in check. The roof of the property should be parallel to the frame of the photo so it looks appropriate rather than looking like there is a landslide happening. 

 

Do: Welcome All Visitors

A welcoming door can go a long way in setting the kind of tone you would like to set for your home. When taking a listing photo, leave the entrance door slightly ajar to send a welcoming message. However, be careful with this one, as you don’t want people who see your listing to think you have accidentally left it open. The photo of the ajar door should be taken with purpose. 

 

Don’t: Threaten the Visitors

It is normal to have “beware of dog” or “keep out” signs on properties that have been vacant for a while. But when you are taking a listing photo, try to make sure you remove these signs first. You want the photos to send a welcoming message, and these signs will achieve the exact opposite. 

 

Do: Think of Opting for a Bird’s-Eye View

If you have a waterfront property, a great way of showing it off in listing photos would be to take a bird’s-eye view photo. Crop it to the point that the entire location is visible, including the view, but contains none of the other properties on the side. 

 

Don’t: Choose a Fisheye Lens

Believe it or not, there are people that prefer fisheye lenses to make small spaces look bigger than they are. Don’t be those people. Fisheye lenses have the exact opposite effect rather than what people are hoping for. It can make houses look much smaller and distorted. 

 

Do: Focus on the Selling Points of your Property

If your house’s best selling point and it was recently updated as well, don’t skip on it when taking photos for a listing! Show it off because bathrooms are a great selling point in newly upgraded homes. 

 

Don’t: Be in the bathroom mirror when you take the photo

This is a rookie mistake that many people make, as it is rather easy to make as well. Just don’t be that guy or gal!
